Northern Michigan Real Estate Market Continues To Defy Gravity

The northern Michigan real estate market continues to show strength with no major impact from factors like the National Association of Realtors (NAR) settlement or interest rates.

Last month’s sales of 188 homes in the five-county area for $102,930,462 and an average of $547,502 compares with 153 residential sales in April 2023 for $79,902,874, or an average sale price of $522,241. The number of sales in Grand Traverse County increased to 102 from the previous year’s 85, though the total sales volume of $50,853,910 produced an average sale price of $498,567, down from the average of $536,838 from the total of $45,631,232 in April 2023.

Leelanau and Antrim Counties were the other two counties that posted significant gains in the number of units sold, at 29 from 20 in Leelanau and 35 compared to 22 in Antrim. The average sale price in Leelanau increased to $876,775 from $811,069, though it increased more significantly in Antrim, to $497,467 from $385,647.

Those numbers were bolstered by sales of 15 homes last month between $750,000 and $999,999 and 20 at $1,000,000 and over, compared with 11 and 15, respectively, in May 2023.

The average number of days a home was on the market (DOM) was virtually the same both years, differing only in Benzie (67 from 91) and Antrim (91 from 79); overall it averaged out to 80 in both 2024 and 2023. Excepting the average DOM of 65 in 2022, all previous years were near or over 100 days.
